    my business model for him would be to buy 10 bungalow/single story properties in all different parts of alabama for 1 million approx.

    i dont know alabama sales tax and what kind of taxes you pay in states for property .
    in the uk /cheap propertys 100k each someone like me has to pay 3 percent when i buy them.

    have a couple of self employed handyman you trust to do kitchens/bathroms/electrics for you and can do repairs and do up the propertys

    rent them out for at worst 700 to 1000 dollars a month



    80k to 100k a year for life after property management fees minumum


    only get OAP tenants /they love bungalows /take care of the gardens/property like its there own and are no fuss.

    simples.

    ... a comeback at age 45 because his manager forgot to declare 12000 dollars he made once and now, with taxes, penalties, interest and cumulative fines, he owes the IRS 50 million dollars and the 4 mothers of his 16 children another 100 million dollars in alimony money :deal:

    I don't really wish that on him but it's happened before....
