Mayweather/McGregor- Real boxing fans know this fight is a farce. It may do well in PPV, but means little terms of boxing.

Mayweather/Pacquiao- After the first fight, which did well in PPV, but was a dude. Probably do half the PPV numbers.

Alvarez/Cotto- This is a maybe. Probably do good numbers ,but not as important to boxing fans as 3G/Canelo.

Alvarez/Chavez Jr- Not a real meaningful fight. Does good PPV. What is the importance of the fight to fans?

An Alvarez/3G fight answers a lot of question about both fighters. It may not do as well on PPV as some of the fights you mentioned ,but I think it is a big fight for boxing.
